User Data Deletion

This document explains your right to request that ASAP ESTATE CO., LTD. (Registration No. 0105568170109) delete your personal data, including data obtained through third-party login providers such as Facebook and Google, together with the procedure, timeframe, and statutory exceptions, in accordance with the Thailand Personal Data Protection Act B.E. 2562 (2019) (the "PDPA").
1. Introduction and Scope
ASAP ESTATE CO., LTD. (the "Company", "we"), as a data controller under the Personal Data Protection Act B.E. 2562 (2019), respects the privacy rights of every data subject and is committed to handling requests to delete personal data accurately, transparently, and within the period required by law.
This document applies to personal data that the Company collects, uses, or discloses through the website https://asapestate.com, our applications, contact forms, appointment systems, automated chat assistant, and social logins (Facebook Login or Google), as well as any other channel we operate.
2. Your Rights as a Data Subject
Right to erasure (Section 33): You have the right to request that the Company delete or destroy your personal data, or anonymise it so that it can no longer identify you, where the data is no longer necessary for the purposes for which it was collected, where you withdraw consent and we have no other lawful basis to process it, where you object to processing and we cannot lawfully refuse, or where the data has been unlawfully processed.
Related rights: In addition to erasure, you have the right to access and obtain a copy of your data (Section 30), to request rectification of inaccurate or outdated data (Sections 35–36), to request suspension of use (Section 34), to object to processing (Section 32), to data portability (Section 31), and to withdraw consent at any time (Section 19, paragraph 5).
Exercising your rights is free of charge, unless a request is manifestly unfounded or excessive, in which case the Company may charge a reasonable fee or refuse the request to the extent permitted by law.
3. Data That Will Be Deleted
Upon processing your request, the Company will delete or destroy the following personal data: your user account and profile, full name, email address, telephone number, data received from login providers (name, email, and profile picture from Facebook or Google), inquiry history, property interests, appointment records, and other related data that can identify you.
Deletion covers data held in the Company’s databases, file and image storage, and backup systems. Data in backups will be removed in accordance with the backup rotation cycle within a reasonable period.
4. How to Submit a Deletion Request
Step 1: Send a written request by email to admin@asapestate.com with the subject "Personal Data Deletion Request".
Step 2: State the full name and the email address you used to register or log in, and indicate the login method you used (for example, Facebook Login, Google, or email registration), so that we can accurately locate and verify your data.
Step 3: To protect your rights and prevent deletion by anyone other than the data subject, the Company will verify your identity before deleting. We may request additional documents or information as necessary and proportionate for this purpose.
5. Processing Timeframe
The Company will complete your request within 30 days of receiving a complete and identity-verified request, and will notify you of the outcome in writing.
Where a request is complex or numerous, the Company may extend the processing period as necessary, and will inform you of the reason and the extended deadline within the initial 30-day period.
6. Statutory Exceptions
The Company may refuse a deletion request, or continue to retain certain data to the extent necessary, where retention is required or permitted by law — for example, to comply with tax law, accounting law, or anti-money-laundering law, or for the establishment, compliance, exercise, or defence of legal claims.
In such cases, the Company will limit retention to only the data and the period required by law, will delete or destroy the data once that period expires, and will inform you of the reason for retention.
7. Deletion by Third Parties and Processors
Where the Company has disclosed your personal data to data processors or third parties that provide services to the Company, the Company will notify and coordinate with them to delete or destroy your data in accordance with your request, subject to any statutory exception.
For data obtained through Facebook or Google login, deleting data in the Company’s systems does not affect data held within your account at those providers, which you can manage or delete directly through the provider’s account settings.
8. Complaints to the Regulator
If you consider that the Company has failed to act on your request, or has processed your personal data unlawfully, you have the right to lodge a complaint with the Personal Data Protection Committee or the Office of the Personal Data Protection Committee (PDPC) as provided by law.
We nonetheless encourage you to contact the Company first, so that we have the opportunity to review and resolve your concern promptly.
